HOW TO BUY A PROPERTY IN SOUTH WEST FRANCE
 

First steps...
Look on the website and let us know which properties interest you and email us directly through this website together with your contact details and requirements. If what you are looking for does not appear still let us know as not all properties are on the site.
We will send further information if possible, we need precise requirements, budget and time scale as well as your postal address and telephone numbers - or do please telephone us. You will probably have noticed French Agents do not give the exact location and usually do not offer room measurements or other detailed information on their particulars like agencies tend to do in the UK. However, should you require further information please let us know and we will endeavour to be as helpful as possible.

The Viewings...
The only way to really appreciate if this is the property for you is to view it and we will be delighted to arrange this for you. Please give us as much notice as possible to make and confirm appointments. When you are ready to come to France we will arrange viewings which will always be with an English agent if that is your preference.

We may have additional properties to offer and show in addition to those you have chosen. The better the description you give us the better prepared we can be, maximising on the time you have in France to look at suitable homes. We will be delighted to guide you through the whole purchase procedure from outset to having the keys handed to you.

Buying The Property...

  • The advertised price of the property normally includes the agency commission but will not include the Notaire's charges. These amount to 7-10% of the purchase price. Notaires work for the state and are guided by tariffs laid down by central government.
  • It is wise to check as to what the price includes and how much the approximate Notaire's fees will be on the property prior to making your offer.
  • The price may be negotiable and we might be able to give you a guide price that the vendor has intimated he will accept.
  • You may make your offer through us, in the present busy market it is advisable to let us know of your interest immediately. A verbal offer is not binding.
  • An offer to purchase can contain several conditions. Obtaining a mortgage on your property in France is normally included in the first contract - in fact if you are not applying for a mortgage a paragraph will be inserted to confirm this. A mortgage application cannot be made without a signed first contract (promis de vente or sous-seing) accompanying the application form.
  • You may also make the contract conditional on obtaining planning permission to convert outbuildings to living accommodation.
  • The first contract is subject to and in certain areas conditional on reports for termite, asbestos and lead.
  • You are not committed to the purchase until you have signed the contract and paid a deposit, and even then you have a seven-day cooling off period in which you can change your mind usually without penalty.
  • We are experienced and equipped to guide you through the purchasing procedure.
  • The conveyance of a property in France is carried out by a Notaire -the only person able to convey property in France. We can help in recommending a local Notaire. The Notaire must be satisfied that all conditional clauses have been satisfied prior to the final contract being signed.
  • The Notaire is also able to advise on any question regarding property or family law.
  • Our assistance will continue throughout the purchasing procedure which will normally take 2-4 months, although in some instances a much longer completion period may suit both buyer and seller and can be negotiated.
